Plaster Ceiling

Dahulukala Plaster Ceiling ni orang kategorikan sebagai luxury. Lagipun zaman dulu kalau kat kampung rumah kayu atap zink, nak plaster ceiling kemendenye.. haha

After surveying, window-shopping, surfing I found out that only budget is the limit for plaster ceiling design. From contemporary to classic to modern, I am spoiled for choices. At last we decided to go for modern clean design, no borders, domes yang ukir2 tu, only L-box and light trough.. L-Box tu untuk hinggapkan down-lights and light-trough utk bagi effect warm light kat ceiling tu.

Nak explain banyak susah la.. I paste the pictures la.. lagipun kan pictures speak a thousand words.. ;)

All-in-all ongkos semua plaster ceiling (I buat untuk ground floor sahaja) : Main Hall (with Light through), Kitchen, Pantry, and Guest Bedroom (plain ceiling) : semua sekali RM 2,500. Tak termasuk appliances seperti downlight, kipas, light trough dan juga kos wiring. Itu semua cerita lain. Sigh.. Nasib baik my taste x suka benda2 yang ada dome ukir kaler2 bagai.. kalau itu citarasa anda, ongkosnya harus prepare banyak lagi la... ;)

Grill Rumah

Satu keperluan asas sesuatu rumah sekarang adalah grill. Grill ni lebih kepada keselamatan berbanding perhiasan (bagi aku la). Normally ada 3 jenis bahan untuk grill iaitu besi biasa atau wrought iron atau stainless steel. Paling murah besi biasa, diikuti wrought iron and paling mahal stainless steel. Bagi golongan kayo-rayo.. ada bermacam choice lagi, ada yang ada plat deco aluminium, kayu kayan dan sebagainya. Bersesuaian dengan budget aku yang ciput ni, pilihan aku sah2 la besi biasa. Rumah biasa2 sahaja, kalau ada orang nak kopak, stainless steel tu pun bukan kalis perompak sangat. (ayat menyedapkan hati).. haha. .

Untuk grill ni aku dapatkan 3 quotation 1Malaysia. Satu daripada Uncle India di Labu, satu daripada Abang Melayu di Sendayan dan satu daripada Tokey Cina di Senawang. Uncle India, hasil kerja (sample) nampak elok, senang berurusan, quote RM4300 utk satu rumah, design bunga sikit2, cat macam ala2 wrought iron. Abang Melayu ni besi biasa, takda design (besi lurus sahaja), satu rumah RM4000. Lambat pulak tu panggil datang appointment. Tokey Cina ni quote design bunga2 sikit, yard belakang grill penuh, sekali dengan autogate RM4300.

Maka, aku ambikla Tokey ni. Detail quotation grill dia sebenarnya RM3000 utk grill, autogate RM1200 dan RM100 untuk tukar hinge gate kepada ballbearing. Hasilnya :

Tinted Window

In the net you can get the quotation which range from 1K - 3K for my type of house : intermediate, double-storey terrace. My house have two sliding door (3 panes) 4 bedrooms and 1 kitchen with 3 panes window each, and set of three double storey high window.

When we came to inspect our house, a chinese guy, Jeff Sim approach us with his catalog. He said the normal price for tinting the whole house is RM1.4K, but he said there's special promo for first 10 house in my area for RM900 each. Macam tau-tau saja mamat ni kami baru dapat kunci.

My Cayang nego punya nego, akhirnya dapat tinted satu rumah RM 750. Siap on the spot, warranty 6 tahun. Kertas tint yang dia guna product US katanya. Jeff minta pasang banner iklan dia kat pintu pagar and we don't mind pun. In fact, his price is the cheapest in town and layanan dia pun ok.

Tinted : Bronze
Inilah rupanya tingkap dah tinted. Kita pilih colour bronze. Light visibility 5%, so kalau siang, orang memang tak nampak kat dalam. Boleh sekodeng. haha.. Dari dalam nampak silver. Mula-mula ingat nak tinted colour biru atau hijau, tapi nampak macam office pulak. Tinted hitam nampak biasa sangat. Gold tak sesuai dengan tema warna grill yang putih nanti.

Gambar ni diambil dah lewat petang. tak nampak sangat kaler bronze. Tapi di mata aku, kira puas hatilah dengan hasil kerja drang. Berminat bolehla contact :

Renovation Dillemma

I must admit my knowledge in house renovation is almost zero. I am thankful that nowadays we live in the indulgence of internet access. When thinking about it, I think I am qualified as a net victim as I have internet package each for my gadgets. Now that I have to spend heaps on the house I am thinking to terminate the iPad package and the iPhone data package and the broadband for the laptop. Hmm.. I seriously have to research about that YES Huddle which can be used by multi device on the go. Errr.. where am I? Owh ya, the renovation.

Yes, from the internet you can find limitless information about house renovation. Nowadays its more than kitchen cabinet, grille, plaster ceiling and wiring. Now we have auto gate, solar water heater, water filter, wall paper, alarm system, fountain, awning...list goes on. We are so spoiled for choice that the only thing that draw the line is your budget.

I must say if you have shallow wallet like me, you have to really know what you want now (prioritize) and how far can you go. Believe me, every single aspect of above-mentioned renovation work is important. ;)

First : Budget
This is my first home, so basically I am what you call 'assetless'. I don't have anything except for the car, tv, books, clothes and er.. that's about it. All the money I have come from my 5 year saving, plus my EPF money. I refused to loan money for the renovation work as this will lure me to buy something 'ikut nafsu'.

Second : Research
I think I have search the internet high and low for renovation forums, personal blogs and renovation company websites for inspirations, tips, tricks, quotations and more. All of you who generously share your experience in your blogs, words can't describe my gratitude for your generosity. This is why, I am too is setting up this blog to share the experience with you house owner wannabe.

Well, after some consideration, I decided that the renovation work that I will do for now are limited to :

1. Grill : Basic for security di zaman sekarang ni. Walaupun rumah di duduk di kawasan gated-community, kena jugak grill, takkan mampu Pak Guard tu jaga 116 biji rumah ni serentak.

2.Kitchen Cabinet

3. Auto-Gate : for safety juga

4. Plaster Ceiling : Hall, Dining, Kitchen and Pantry sahaja. Bilik-bilik lain kena tunggu lain tahun lorr..

5. Wiring : yang ni tak boleh elak. Kena buat. ;)

6. Tinted Window : untuk privacy dan mengurangkan budget langsir.

7. Wall Paper : sebab dah terbeli masa homedeco tahun lepas. Haha... masa excited sign S&P Rumah ni.

So, these are what I can afford right now because I have to save up for the lights, fans, kitchen appliances, some furniture, basic tools and the moving expenses.

My wish list are long, but that will be my our motivation to save more. Lepas ni barula boleh fikir belanja kahwin pulak. Haha..

7 April 2012 : Finally we got the house key. We have 14 days to inspect the house and complain any defect before we get the full house key. After the repair work done, then the developer will install the water and electric meter, DB Board and internal fitting.

The feeling : mixed. Gembira & Bersyukur sebab rumah siap lebih awal dari jadual dan akhirnya ada rumah sendiri, my own. Pening : nak kena mula uruskan reno and deco untuk sediakan rumah sebelum pindah masuk. Cuak : fikir bila pinjaman dah mula kena potong gaji.. huhu..

Ketemu Rumah Impian

Setelah lebih 3 bulan mencari, kawan seofis recommend area Seremban 2... ingatkan jauh, rupanya dekat tol Seremban je. Kitorang pun pergi tgk tempatnya... Hati terus terpaut dengan kejiranan ini. Sebelum pintu masuk kawasan taman, terdapat sederet sekolah. 2 Sekolah rendah, 1 sekolah menengah. Kawasan perumahan pula masih rimbun dengan pokok dan angin bertiup segar memandangkan kawasan ini dibina di atas bukit.. Kawasan pertama adalah gated area rumah Semi-D Sonata dan di seberangnya adalah rumah teres comel setingkat - Andika. Apabila sampai di rumah contoh, kita jatuh cinta pandang pertama dengan rumah ini, dengan balcony dan design yg moden. U might think I am crazy, but i really love house with balcony and there's a 2-storey full length windows for the staircase.

Masa tu juga contact Sales Agent dan buat appointment. Long story cut short, we are going to be proud owners of Serena, S2 Heights, Seremban 2.
